One recent listing on Taylor Morrison's Verona page shows a ready-now Juniper plan at 19 Via Montoro for $469,990. The original $529,545 is struck through beside it, with the $59,555 difference printed as savings. Higher on the same page there is a second offer: a first-year rate of 3.25%, then 4.25% for years two through seven, plus up to $12,000 toward closing costs.
The resale home a few streets over has a list price and nothing else. That is the comparison buyers make at Lake Las Vegas this fall, and it sets the terms for every owner who lists there. A resale seller here is competing with more than other resale sellers. They are competing with sales offices that can lower the cost of the loan while the list price barely moves.
Thirteen Price Sheets Inside One Master Plan
Few luxury enclaves in the valley have this much active new construction within a short drive of their resale streets. The master developer's own new-home roster, updated in early October 2026, lists these communities.
| Advertised starting point | Communities on the Lake Las Vegas new-home roster |
|---|---|
| Mid $400,000s | Westlight by Pulte Homes, Del Webb |
| High $400,000s | Verona by Taylor Morrison, Verona by Beazer Homes |
| High $500,000s | Lago Del Sol by Lennar |
| Low $600,000s to low $700,000s | Portofino by Taylor Morrison, Piazza Paradiso by Lennar |
| Mid to high $900,000s | Incanta Lago by Toll Brothers, Lakeview Ridge by Tri Pointe Homes |
| Low $1 million | Salerno Summit by Richmond American, Shoreline by Blue Heron |
| Mid to high $1 millions | Velaris and Arvada by Blue Heron |
| From $900,000, land only | Custom half-acre lots on The Island |
The roster covers almost every price point a resale seller could occupy, from entry townhomes to waterfront estates. Westlight's two models opened for tours on Oct. 3 at 245 Asher Falls Drive, and it is the master plan's only townhome community currently selling. At the top of the range, Blue Heron lists four remaining homesites plus a show home at Shoreline, 22 at Velaris, and eight at Arvada. Of roughly 140 custom sites on The Island, only a handful remain.
Some of this supply is winding down. Taylor Morrison's Verona is in closeout, and the Lake Las Vegas announcement projects a sellout by the end of 2026. Closeout inventory tends to come with the sharpest terms, which is how a home like the Juniper on Via Montoro ends up with both a reduced price and a subsidized rate.
The Discount Lives in the Loan
This fall's builder promotions show a consistent pattern. Most of the effort goes into the mortgage, in short contract windows.
- Westlight by Pulte and Del Webb at Lake Las Vegas: a 4.75% rate on a 7/6 adjustable mortgage fixed for the first seven years, at 5.672% APR, or a 5.99% conventional 30-year fixed rate at 5.973% APR. Both were tied to contracts written by Oct. 31, 2026.
- Taylor Morrison, Las Vegas area: on select quick-move-in homes, a 4.25% starting rate on a 7/6 ARM at 5.49% APR with up to $4,000 toward closing costs, points or a temporary buydown. The alternative was a 5.49% 30-year fixed rate at 5.60% APR with up to $6,000 in assistance. The contract window ran Oct. 19 through Nov. 1, with closing by Dec. 31, 2026.
- Taylor Morrison, select to-be-built and inventory homes: up to $50,000 toward costs through its affiliated lender during the same window, generally not stackable with other incentives.
- Richmond American, Las Vegas area: special financing on select homes, with closing-cost assistance available for rate buydowns, for purchase agreements through Nov. 15, 2026. Closing deadlines vary by offer, from Dec. 31, 2026, to March 31, 2027. The campaign page does not say whether Salerno Summit is included.
The specific numbers will change; most of these windows lasted under two weeks. What stays the same is the method. Builders reset these offers every few weeks, so a buyer touring Lake Las Vegas in November will likely meet the next version.
National data matches what shows up locally. The National Association of Home Builders' September 2026 builder survey found 66% of builders using sales incentives, up from 63% in August. Only 38% cut prices, and the average cut held at 6%.
Record Prices on Shrinking Sales
Southern Nevada's new-home numbers show why builders discount the loan rather than the price. Home Builders Research data published by the Las Vegas Review-Journal shows 502 net new-home contracts in August 2026, down 31% from a year earlier. Builders closed 672 homes that month, down 22%. Even so, the August median closing price for newly built homes reached a record $552,990, 3.1% above August 2025.
A record median on falling volume fits a market where the sticker price is protected and the buyer's real cost is adjusted through financing and closing credits. A lower list price stays on record for every future appraisal and comparable sale in the community. A rate buydown does not show up in those records at all. For a builder with dozens of homesites left in one neighborhood, that difference is a big part of the decision.
What the Resale Side Looks Like
Resale sellers face a different set of numbers. Las Vegas REALTORS reported 2,169 existing homes, condos and townhomes sold valleywide in September 2026, with about five months of supply. The existing single-family median was $470,000, down 1.1% from August and unchanged from September 2025. The same report notes that its MLS figures do not include all new homes sold by local builders. At Lake Las Vegas that gap is large, because many of the resale homes' competitors close outside the dataset used to price them.
By early October 2026, valley inventory had reached about 6.2 months, the highest in four years, according to MLS tracking by a local agent cited by the Review-Journal. In that tracking, Lake Las Vegas homes averaged 108 days to sell, compared with 24 days in Anthem and 185 in The Ridges. Months of inventory across communities ranged from about three to 38.
Several factors shape a 108-day average, and builder competition is one of the few that a seller can actually plan around. A Lake Las Vegas resale listing priced near a builder's "from" price is competing against a home that comes with a subsidized loan, new-home warranties and a sales team with a promotion deadline. A buyer comparing the two at the same price is still weighing a lower rate and up to several thousand dollars in closing help against a resale home that offers neither.
Pricing a Resale Against a Sales Office
For owners preparing to sell, and for buyers comparing a resale home with a new one, the same questions apply:
- Which builder community is the true comparable? Match by product and location within the master plan. A detached lake-view resale near $1 million is competing with Incanta Lago, Lakeview Ridge, Salerno Summit and Shoreline, not with the valley median.
- What is the builder's total package this month? Write down the rate, the closing-cost credit, the contract deadline and the closing deadline. A list price without these terms is only part of the comparison.
- Would a seller credit do more than a price cut? A resale seller can offer a credit at closing that a buyer's lender may allow toward costs or a rate buydown. Whether that works, and how much is allowed, depends on the loan program.
- How will the appraisal read it? A price reduction becomes a comparable sale for the whole community. A credit does not change the recorded price in the same way.
- What does the resale home offer that a builder cannot? That means finished landscaping, an established street, a completed interior and an immediate move-in date with no construction schedule. Closeout homes like the Via Montoro Juniper are ready now as well, so this advantage is narrower than it used to be.
Mortgage terms, credits and buydown rules vary by lender and loan program. This post is general market information, not financial or legal advice, so please confirm the specifics of any offer with your lender and your own advisors before acting on it.
Questions Buyers Ask About Lake Las Vegas New and Resale Homes
Are the October builder offers still available? Most had contract deadlines of Oct. 31 or Nov. 1, 2026, and Richmond American's Las Vegas-area campaign runs through Nov. 15. Builders tend to replace these offers with new ones, so check each sales office's current terms in writing.
Can builder incentives be combined? Not always. Taylor Morrison's up-to-$50,000 offer, for example, is generally not stackable with its other promotions.
Is new construction at Lake Las Vegas running out? Some of it is. Taylor Morrison's Verona is expected to sell out by year-end, and only a handful of custom lots remain on The Island. Other communities, including Westlight and the Blue Heron neighborhoods, still list remaining homesites.
